How does this process work?
Your roof heats up from sun exposure. As the temperatures cool in the evening, so does the temperature of your roof. The damaged areas of the roof heat up more slowly than areas that aren't damaged because the moisture inside the material slows the process. When you look through an infrared camera, you will see the different temperatures of the roofing materials and be able to determine exactly where the roof is damaged.

Infrared cameras make the process much faster. You can scan and inspect the entire roof of your home in much less time than you could if you were trying to go about it the old fashioned way – inspecting each and every inch of the roofing for visible damage inside and out.

How do you use infrared cameras to detect leaks?
If you don't have an infrared camera handy, you can pick one up at your local equipment rental store or purchase one through a supplier, like Infrared Cameras Inc. or another location.
Now that you have the camera, wait for the day after a good rain. Wait until the sun has enough time to warm the surface of the roof and then begin your inspection.
Note: Do not attempt a roof inspection in gusty wind conditions. Your personal safety should be top priority.
Go to the roof with the camera and a stick of chalk. Start scanning the roof in small sections. Look for the areas of the roof that are cooler than the others. These are the areas that are holding moisture and need to be repaired. Mark them each with your chalk and continue on with the inspection.
This process will help you find the major and minor damage to your roof easily and help you catch those minor repairs before they become more serious, expensive and difficult to repair.
